| The
procedure was to construct the new 4,000 sq.ft. addition, seen here,
while allowing the practice to continue operating in the old building.
Once the addition was completed, the new water and septic systems were
activated and hospital operations relocated. Work then began on the old
building. As is often the case in this type of "phased construction", the
scope of work is essentially two projects built consecutively. This results
in a longer project duration and in duplication of costs, often not fully
anticipated during planning.
Design
Feature: vaulted ceiling
with exposed trusses and boxed cupola in reception, unglazed porcelain
tiled, kennel runs with "Synder" tops and doors.
Construction
Nuance: No one realized
until our project manager, in talking with local officials, discovered
that part of the property was in a railroad right-of-way which had existed
from the eighteen hundreds. Obtaining a release was perfunctory, prior
to the beginning of construction, but would have been much more complicated,
stopping the project completely, if the lack of a release had been discovered
after work began.
